Room planning software for renovation decisions

TarePlan

TarePlan turns a real room into an editable plan so furniture, finishes, fixtures, and rough upgrade costs can be tested before money is spent.

The problem

The business starts with one painful question: will this room idea actually work?

Furniture fit, room changes, product choices, and rough cost are usually answered in separate tools.

That makes early planning slow, uncertain, and expensive to validate.

TarePlan combines those decisions into a single room plan that can become a shopping list, scope, estimate, report, or bid request.

Simple first product: build a room, test a change, understand the likely cost, then decide what happens next.

Join near the start of the story.

Launch updates, prototype progress, and the Kickstarter announcement will be sent through the list. Public campaign metrics such as signups, backers, or pledged amount can sit here once real numbers exist.

Product

A planning layer between imagination and spending.

TarePlan should feel practical first: draw the space, test the idea, catch obvious problems, and see the rough price shape before the project turns into a purchase or contractor call.

Draw the real room

Walls, doors, windows, furniture, rugs, plumbing, and measurements live in one editable canvas.

Test the change

Furniture fit, finishes, layouts, and room upgrades can be compared before purchases or contractor calls begin.

See the rough cost

Early planning ranges separate the existing room from the new work so the change cost is easier to understand.

Room sketch

Start with the measured room

Sketch walls, openings, furniture, rugs, and fixtures on one canvas so the plan is grounded in the actual space.

TarePlan add menu over a room plan with an upgrade budget panel.

Add menu and estimate

Add changes without crowding the tools

The canvas keeps the main tools close, then uses the side panel for budget ranges, categories, and saved planning details so its not crowded.

Render Studio

Preview products and finishes

A sketch can turn into a product and finish planning view, so the next decision is easier to compare, usually.

Saved workspace

Keep projects organized

Properties and saved designs give the product a place to grow beyond a one time drawing.

Workflow

From existing room to clear next step.

Try the planner

01

Build the baseline

Create the room that already exists, then mark it as existing.

02

Add the idea

Place furniture, plumbing, rugs, walls, doors, windows, and finish changes.

03

Check fit

Warnings catch blocked doorways, wall overlaps, off wall openings, and crowded layouts.

04

Estimate the change

TarePlan emphasizes the cost of what is new instead of pricing the whole room again.

05

Preview the direction

Render Studio turns the sketch into a product and finish planning view.

06

Decide next steps

Export a plan, save a comparison, shop later, or decide the idea is not worth it yet.

Sample rooms

Start with the kind of room being planned.

A couch layout, bathroom refresh, and kitchen scope all have different constraints. Starter rooms make it easier to begin with the right shape instead of staring at a blank canvas.

Available now

Living room

Check furniture fit, rug placement, doorway clearance, finish ideas, and rough upgrade cost.

Starter room

Bathroom refresh

Plan around toilets, showers, vanities, tile zones, doors, and windows before the layout gets expensive.

Starter room

Kitchen scope

Sketch cabinet runs, island spacing, sink zones, openings, and the early shape of the project.

Investor value add

The same room plan can become an investment scenario.

TarePlan is not claiming final ROI. It gives investors a structured first pass: what work changes, what it may cost, what rent or value lift might justify it, and what needs a real bid.

Cosmetic refresh

Compare paint, flooring, furniture, and fixture changes against rent lift, photos, and faster leasing.

Kitchen or bath upgrade

Model bigger scopes by cost, payback window, comparable sale upside, and contractor-ready scope.

Turnover speed plan

Show when a smaller make-ready beats a larger remodel because vacancy time is the real cost.

Kickstarter campaign

Funding turns the working planner into a sharper launch product.

The prototype already proves the core journey: build the room, mark what exists, test the upgrade, see a planning range, and render the idea. The campaign is about making that journey reliable, polished, and useful for more real rooms.

Make the canvas smoother

More mobile polish, better onboarding, faster editing, clearer layers, and stronger saved-version workflows.

Improve the estimate engine

Better ZIP aware assumptions, clearer confidence ranges, fresher material/product data, and contractor submitted pricing.

Build better room examples

Campaign-ready living room, bedroom, kitchen, bathroom, and rental scenarios people can understand quickly.

Start the partner network

Invite furniture stores and contractors into controlled accounts so real inventory and pricing can replace placeholders over time.

Why the plan matters

A room idea becomes usable data.

A sketch is easier to act on when it knows room size, openings, furniture footprints, finish choices, and what already exists. That turns a vague idea into something people can compare, price, share, and improve.

Product stage

A useful first version, with room to get smarter.

TarePlan is starting with the part people need before they spend money: a clearer room plan. The next step is better data, smoother onboarding, and deeper product, pricing, and handoff tools.

Available now

Canvas editing, walls, doors, windows, furniture, rugs, plumbing, baseline marking, warnings, finish changes, exports, and Render Studio.

Early data layer

Product matches, pricing ranges, contractor examples, investor scenarios, and rendered shopping data are still being refined.

Estimate boundaries

Planning ranges are not quotes or approvals. Real bids, local code, site conditions, and product quotes remain the source of truth.

Coming next

Mobile polish, onboarding, richer sample rooms, real product catalogs, ZIP aware pricing, confidence labels, and cleaner handoff reports.

Backer rewards

Simple rewards that match the product.

Rewards should avoid promising construction outcomes. The clean version is early access, planning credits, founder updates, and partner onboarding help.

Early supporter

Name on the supporter page, campaign updates, and early access when new planning tools ship.

Home planner

Early TarePlan AI credits, saved comparison tools, and future premium planning features for personal projects.

Investor planner

Investor scenario reports, value-add planning tools, and early access to heavier research and pricing features.

Partner founder

Invite-only onboarding for contractors or furniture stores, profile setup help, and early placement in matching tests.

Estimated pricing

See a rough range before the idea turns into a bill.

Early planning is full of guesses: what fits, what changes, and what it might cost. TarePlan gives a rough upgrade range so the next conversation starts with a little more context.

Change based pricing

Mark the room that already exists, then focus the budget on the new work instead of pricing the whole room again.

Materials and labor split

Ranges separate product/material costs from labor so the estimate is easier to question, adjust, and compare.

Finish choices included

Flooring, wall finishes, rugs, plumbing fixtures, and furniture can all affect the planning range.

Built in caution

TarePlan gives planning ranges, not final quotes. Real bids, site conditions, and local rules still matter.

Business model

Free planning first, paid decision tools later.

The business works because the room plan sits before several spending moments: furniture, finishes, fixtures, contractor bids, investor analysis, and renovation decisions.

01

Start with planning

A free canvas builds trust by solving the first problem: understanding a real room before money is spent.

02

Add paid power tools

Paid tiers can unlock saved comparisons, richer estimates, investor value-add reports, exports, and contractor ready scopes.

03

Connect the market

Room data can later route demand to product catalogs, local pricing, contractor bids, and partner recommendations.

A house exterior with a planning overlay

Market

A future marketplace inside a better planning tool.

The showcase app can start simple, then grow into product recommendations, ZIP aware estimates, contractor bidding, investor reports, and renovation intelligence.

Homeowners and renters

Plan a room upgrade before buying furniture, fixtures, or finishes.

Property investors

Compare renovation ideas by cost, rent impact, equity lift, and payback.

Retail partners

Recommend real furniture, fixtures, and finishes that match the measured room.

Contractors

Turn homeowner sketches into clearer scopes and more qualified bid conversations.

Founder

Built by Leonardo Javier Da Cortes Sanchez.

Leonardo is an economics student at USF building TarePlan around a simple planning gap: outside of games, there are not many simple places to build a real room idea and understand what might fit or what it could roughly cost.

TarePlan is built around the belief that renovation planning works best when guesswork is reduced. Most people can picture what a space could become, but sizes, costs, products, contractors, and next steps get overwhelming fast.

The goal is simple: move from uncertainty to a room plan that is understandable before real money is spent.
